LOCATION:
1208 Eutaw Place, known as the Bolton Crest Condominium, is located in the Bolton Hill neighborhood in central Baltimore City. Bolton Hill is an historic community, that is both a National Register and Baltimore City Historic District, providing an opportunity for CHAP tax credits in conjunction with further improvements to the property. Bolton Hill developed largely beginning in the mid 1800s, with the neighborhood layout and architectural style of the neighborhood reflecting that era. Eutaw Place is a tree-lined boulevard with a median park, sculptures and landscaping evoking the neighborhood’s rich past. The Francis Scott Key Fountain sits opposite the property in the median park.
1208 Eutaw Place has a significant history itself. The property is marked with a reference to Dr. William Sydney Thayer, M.D., a prominent physician, professor and administrator at Johns Hopkins University, as well as chairman of a Red Cross mission in Russia during World War I. Other notable names linked to the property are Robert M. McLane, one time Mayor of Baltimore, Henry Tiffany, one of the major developers in Bolton Hill, and the Levering Family, owners of several notable businesses and donors of Levering Hall at Johns Hopkins University. Woodrow Wilson, the 28th President of the United States, is interchangeably stated to have lived at 1208 or 1210 Eutaw Place, with 1210 Eutaw Place being marked with a reference to the President. BUILDING:
The Bolton Crest Condominium comprises a three story brick building containing 7 residential condominium units. Two owners currently own all 7 units. The three story brick building is believed to have been constructed in the mid to late 1800s, and features a number of architectural details. The first, second and third floors each contain two units, with one unit and assigned storage in the basement. There are four unassigned parking spaces at the rear of the building. A deposit of $20,000, payable by cashier’s check, will be required of the purchaser at time and place of sale. The deposit shall be increased to 10% of the purchase price within 24 hours at the Auctioneer’s office. If the high bidder is an online purchaser, 10% of purchase price is due by wire transfer or cashier’s check at the Auctioneer’s office, by 4:30 P.M. on the day of the auction. Deposit funds shall be held by A. J. Billig & Co., LLC. Balance to be paid in cash at settlement, which shall take place within 60 days. If payment of the deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the purchaser. All adjustments, including taxes, rents, condominium fees and all other public charges and assessments payable on a monthly or annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of settlement and assumed thereafter by the purchaser. The property will be sold in “AS IS” condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any, and subject to existing zoning and the existing leases of the tenants in place. Security deposits, if any, shall be adjusted to the date of settlement. Purchaser assumes the risk of loss from the date of contract forward. The purchaser agrees to waive the right of inspection for lead paint, as provided under current Federal and State law. If the Seller is unable to convey good and marketable title, the purchaser’s sole remedy in law or equity shall be limited to the refund of the deposit. Upon refund of the deposit this sale shall be null and void and of no effect, and the purchaser shall have no further claim against the Seller or Auctioneers. Recordation costs, transfer taxes and all costs incidental to settlement to be paid by the purchaser except where otherwise mandated by local, State or Federal law. Time is of the essence.
