The live auction will begin at the time stated above, with on-site registration and deposit verification beginning at 1:00 P.M. Pre-registration is available online. LOCATION:
527 Underwood Lane is located in the northern Bel Air area of Harford County. Forest Hill is a very short distance west, and downtown Bel Air is about 3 miles south. The level and clear lot is positioned between Underwood Lane and East-West Highway (MD-23), adjacent from the signalized intersection of East-West Highway and Conowingo Road. Exposure at the site is healthy, with 11,672 cars per day (AADT) passing the site along East-West Highway, according to State DOT statistics. The site is also visible from the intersection at Conowingo Road, which adds another 12,272 cars per day (AADT). Access throughout the surrounding area and south to I-95 is convenient with the Bel Air/Hickory Bypass (US-1) approximately one quarter mile east. Surrounding properties include contractors, automotive businesses, Harford Bank, Walgreens and a large religious campus. A variety of other retail and industrial uses are in the nearby area, along with several large residential subdivisions.

The lot is mostly level and clear. The property previously featured a dwelling, which has been razed. Public water and sewer are believed to be on-site. Deposit funds shall be held by A. J. Billig & Co., LLC. Balance to be paid in cash at settlement, which shall take place within 45 days. If payment of the deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the Purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of contract to date of settlement. All adjustments, including taxes, ground rent and all other public charges and assessments payable on a monthly or annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of contract and assumed thereafter by the Purchaser. The property will be sold in “AS IS” condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any, and subject to the existing leases.
