LOCATION:
2250 E. North Avenue, comprising 2246, 2248 and 2250 E. North Avenue, has been operating as a neighborhood tavern and liquor store for the past several decades. The site represents a well-known, visible location with 15,793 cars per day (AADT) passing along North Avenue (US-40 Bypass) and another 5,364 cars per day (AADT) along N. Patterson Park Avenue, according to MDOT statistics. Being positioned at the corner of a signalized intersection provides further exposure, and signage is especially visible without immediately adjoining properties. The subject corridor is a significant commuter route for those coming in and out of Downtown Baltimore and the Johns Hopkins Hospital East Baltimore Campus, in addition to those residing in the immediate area. The auction provides an opportunity to buy a long-standing location, with liquor license, and renovate to one’s own specific business perspective and taste.
