LOCATION:
6906 Bellona Avenue is located in the Rodgers Forge area of Baltimore County, and is within the Woodbrook Highlands subdivision. The area is interchangeably called Rodgers Forge, Woodbrook, Govans or, more generally, Towson. Towson proper is located about 1.5 miles north, and Baltimore City is a short distance to the south.
The location is exceedingly convenient. Eddies of Roland Park (groceries), Starbucks and neighborhood retail businesses are less than one-half mile east along N. Charles Street, which also provides excellent access to the Baltimore Beltway (I-695) and employment centers to the north and south of the property. York Road is less than one mile east, and provides an array of shopping, dining and entertaining options. Lake Roland Park, which features an environmental center, walking trails, playground and a robust dog park, is a little over one mile west. Major nearby employers include Towson University, GBMC Hospital, Loyola University of Maryland, Stanley Black and Decker and a number of others in the general Towson and North Baltimore areas.
According to the Baltimore County Public Schools school locator search tool, nearby schools are West Towson Elementary, Dumbarton Middle and Towson High.
The property has an approved Minor Subdivision Plan with Baltimore County dividing the property into two lots as described below. A portion of the front of the total property has been designated for road widening. The lots will be offered both separately and as an entirety. Recording the subdivision plan will be conducted in conjunction with closing pending how the lots are sold, whether individually or as an entirety. An entirety buyer may choose not to record the subdivision plan. The auction presents an opportunity for both owner-occupants and investors to purchase one or both properties with excellent upside potential.
