Prospective purchasers are encouraged to perform their own due diligence, in advance of the auction, regarding the permitted uses of the property.
Potomac Chase is located in the Bryans Road area of Charles County immediately west of the Prince George’s County line. The assemblage of approximately 67.53 acres is the remaining Charles County portion of the Potomac Chase subdivision in Prince George’s County. The lots are situated immediately southwest of Indian Head Highway (MD-210), approximately one mile northeast of Marshall Hall Road (MD-227) and the Bryans Road Shopping Center. The Capital Beltway (I-495) is approximately 13 miles to the north, Waldorf is approximately 9 miles west and La Plata, the County seat, is approximately 11 miles south. Significant employers, including Federal and State Government, military facilities and GSA Contractors are also within close proximity.
The Potomac River is a short distance west of the property, and is bound by several State and Local parks, providing ample recreational facilities to local residents. Shopping and dining options are available in both Bryans Road and nearby Waldorf. Surrounding properties are a mix of subdivisions, religious facilities and large wooded tracts.
The auction presents a unique opportunity to purchase a substantial, undeveloped parcel in Charles County, which may be suitable for construction of a significant subdivision, reduced density for large estate properties, agricultural use or retention for future development.
The property is comprised of 6 tax records totaling 67.53 acres, more or less

Approval from the Charles County Department of Planning and Growth Management, included in the due diligence package, was based on zoning that existed prior to the 2016 Charles County Comprehensive Plan. That County wide rezoning initiative reclassified a large portion of the northwestern section of the county as a Watershed Conservation District (formerly Deferred Development District).
The current approval letter dated February 27, 2018 provides approvals through August 18, 2018, and are eligible for a two year extension. Seller shall submit for extension prior to expiration. Those approvals are as follows:
