LOCATION:
The property is situated in eastern Baltimore County, east of Martin State Airport and west of Bowley’s Quarters, opposite a newly constructed Self Storage Plus facility. Bengies Drive-in Theatre is just east of the site, as is a large Royal Farms store. Housing in the surrounding area includes manufactured home parks, garden apartments, single family homes and larger waterfront properties. The site is within five minutes of MD-700, leading to US-40 and I-95, and MD-702,which leads to the Baltimore Beltway (I-695). Eastern Boulevard (also know as Eastern Avenue) is MD-150 and comprises the community commercial district.

The property is know as Lots 6, 7 and 8, Eastern Manor, as per plat thereof, recorded among the Land Records of Baltimore County in Plat Book JWB No. 14, Page 22.
The three contiguous lots are sold as an entirety and front approximately 210′ along the south side of Eastern Boulevard (Avenue), by a depth of approximately 134′, comprising 28,070 square feet or 0.64 acre of land.

A $5,000 deposit, or ten percent (10%) of the Purchase Price (whichever is greater), payable by cashier’s check or wire payment, will be required of the purchaser by 4:30 p.m. on the day of auction, at the Auctioneer’s Office. Deposit funds shall be held by A. J. Billig & Co., LLC. Balance to be paid in cash at settlement, which shall take place within 45 days. If payment of the deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of contract to date of settlement. All adjustments, including taxes, all other public charges and assessments payable on a monthly or annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of sale and assumed thereafter by the purchaser. The property will be sold in “AS IS” condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any. Purchaser assumes the risk of loss from the date of contract forward. The Purchaser waives and releases the Seller, the Auctioneers, and their respective agents, successors and assigns from any and all claims the Purchaser and/or its successors and assigns may now have or may have in the future relating to the condition of the property, including but not limited to the environmental condition thereof. If the Seller is unable to convey good and marketable title, the purchaser’s sole remedy in law or equity shall be limited to the refund of the deposit.
