By virtue of a Writ of Execution passed in the matter of Julia McClure, Plaintiff/Judgement Creditor vs. Stewart William McClure, Defendant/Judgement Debtor, Case No. 13-C-10-084541, issued out of the Circuit Court of Maryland for Howard County, the Sheriff will sell at public auction all of the Defendant’s right, title, interest and estate in the real property, at the Courthouse Steps, as noted above, the following:
All that fee simple lot of ground and the improvements thereon, situate and lying in Howard County, State of Maryland, being more fully described in the Deed, dated September 18, 2017 and recorded among the Land Records of Howard County in Book 17847, Page 40; lot size 0.295 acre. Plat
The improvements are believed to comprise a two story frame colonial home, built in 1975, containing 2,080 square feet of living area, and 441 square foot attached two-car garage, according to public tax records. A prior listing on Bright MLS stated that the house contains a living room, dining room, eat-in kitchen, family room with stone fireplace, 4 bedrooms, 2.5 baths, sun deck, oil forced air heat and central air conditioning.

Balance to be paid by certified check or cashier’s check, payable to the Sheriff of Howard County, at settlement, which shall take place within ten (10) days following final ratification of the sale by the Circuit Court for Howard County. If payment of the additional deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the purchaser, without court order. The property will be sold in “AS IS” condition and without any warranties, either express or implied, as to the nature, condition or description of the property, and subject to all easement, restrictions, liens and other matters of record and all existing violations, as well as subject to any state of facts than an accurate survey or physical inspection of the property might disclose if any. Purchaser shall be responsible for obtaining physical possession of the property and assumes the risk of loss or damage to the property from the date of sale forward. The purchaser waives and releases the Sheriff of Howard County, the holder of the indebtedness, the Auctioneers, and their respective agents, successors and assigns from any and all claims the purchaser and/or its successors and assigns may now have or may have in the future relating to the condition of the property, including but not limited to the environmental condition thereof, and including without limitations, expenses, judgements, fines, settlements and other amounts actually and reasonably incurred in connection with any liability, suit, action, loss or damage relating to the property. Recordation costs, transfer taxes and all other costs incident to settlement to be paid by the purchaser. Time shall be of the essence for the purchaser. No buyer’s premium.
