LOCATION:
0 Belair Road is located at the corner of Reckord Road in the Fallston area of Harford County. The property is roughly halfway between Bel Air and Kingsville, a little over 4 miles north of I-95. Conveniently situated on Belair Road and Reckord Road, with good proximity to Harford Road and Mountain Road, access throughout the area from the site is excellent. Exposure at the site is strong, with 20,164 cars per day (AADT) passing the site along Belair Road. Nearby property uses include commercial businesses, agricultural operations and residential homes. Immediately surrounding properties include restaurants, automotive uses, a golf facility, farmettes and large home-sites. The auction provides an opportunity to purchase a property with existing cash flow with ample potential for further commercial, agricultural or possibly residential development.

The site is mostly wooded, and is currently occupied by a lumber business and two leased billboards. Portions of the property are located in non-tidal wetlands and the 75′ buffer surrounding the Rocky Branch Stream. An existing well is on site, and public sewer is believed to be available. There are existing frame buildings at the site, predominantly used for storage, staging and truck loading. Existing gravel and dirt driveways are located along both Reckord Road and Belair Road. According to Harford County, “The closest public sewer is approx. 150’ away at an adjoining property (Parcel 72). Public water is not available (within approximately one-half mile).”
The lumber operation has been at the site for at least 5 years, with the current lease running through January 31, 2024 at the rate of $2,750/month, or $33,000 per year. The billboards were formally leased through 2019, with the seller continuing to receive annual lease payments of $4,654 through the most recent pay period (October 2022). Net usable acreage within the B3 district is believed to be 3.78 acres after subtracting portions of the property located in non-tidal wetlands and 75′ buffer surrounding a stream. Total commercial frontage is estimated to be 703′ along Belair Road, and 450′ along Reckord Road.

Deposit funds shall be held by A. J. Billig & Co., LLC. Balance to be paid in cash at settlement, which shall take place within 45 days. If payment of the deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the Purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of contract to date of settlement. All adjustments, including taxes, ground rent and all other public charges and assessments payable on a monthly or annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of contract and assumed thereafter by the Purchaser. The property will be sold in “AS IS” condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any, and subject to the existing leases. The Property will be sold subject to Harford County violation notices, if any. Purchaser assumes the risk of loss from the date of contract forward. The Purchaser waives and releases the Seller, the Auctioneers, and their respective agents, successors and assigns from any and all claims the Purchaser and/or its successors and assigns may now have or may have in the future relating to the condition of the property, including but not limited to the environmental condition thereof.
