Prospective purchasers are encouraged to perform their own due diligence, in advance of the auction, regarding the permitted uses of the property.

LOCATION:
8605 Hampton Valley Road is located in the Emmitsburg area of northern Frederick County. The Town of Emmitsburg is 2 miles east, and Mount Saint Mary’s University is about 2 miles south. The area is very rural, but provides proximate access to shopping, dining, neighborhood services and employment centers along US-15 (Catoctin Mountain Highway) and in the Town of Emmitsburg. A number of recreational centers and parks are also in close proximity, including the Emmitsburg Watershed Trails, Catoctin Mountain Park, Cunningham Falls State Park and Liberty Mountain Resort. Immediately surrounding properties comprise a collection small home sites, with expansive woods, parks and recreational facilities comprising the areas beyond the immediate vicinity of Hampton Valley Road.

8605 Hampton Valley Road itself sits on a gently sloping lot traversing Turkey Creek. The home has a nice posture, facing away from the road and down towards the water, providing the creekside aesthetic one might expect in Western Maryland. A small log cabin on the property, some mature landscaping and a stick-built bridge across the creek further that bucolic sensibility. The auction affords the opportunity to purchase a primary residence with lots of charm, or a secondary or investment residence for those looking to escape a more urban environment.
