ANNE ARUNDEL COUNTY TO WIT:

      By virtue of a Writ of Execution, issued by the Circuit/District Court for Anne Arundel County, Maryland, and to me, Everett Sesker, as Sheriff of said County, directed at the suit of: Bonita Woods, LLC vs. William A. Lamartina, Case # D-07-JG-23-000051, I have this 15^th day of June 2023, seized and taken into execution all rights, title, claim, interest, and estate both at law and in equity of the said William A. Lamartina of, in, to, and about the following described property to wit:

      One single family dwelling, land and tenements of the defendant located at 335 W. Arden Road, Brooklyn, Anne Arundel County, Maryland 21225 and further described in Liber 9023, Folio 199 as lot numbered 335 Parcel 182 in the subdivision known as Brooklyn Park as recorded in the Land Records of Anne Arundel County, Maryland.

      Purchasers should be aware that they are purchasing the defendant’s interest only.  The described property will be sold subject to reservations of title, all back taxes, cost of conveyance, and outstanding liens must be paid by the purchasers.

      I hereby give notice that I will sell all rights, title, claim, interest, and estate both in law and in equity of the said real property of William A. Lamartina and of, in, to, and about the above described real property to the highest bidder for cash at the front steps of the Circuit Court for Anne Arundel County, 8 Church Circle, Annapolis, Maryland on: Wednesday, June 26, 2024 at 9:00 A.M.

TERMS OF SALE:

      A deposit of Two Thousand Dollars ($2,000.00) will be required at the time of sale, balance due within Ten (10) days after ratification by the court.  Deposit and remaining balance  must be paid in a certified check made payable to the “Anne Arundel County.”  Payment made by cashiers or certified checks only.  No cash, personal, business or third party checks will be accepted.

      In the event of default by the purchaser, and at the risk and expense of said purchaser, the Sheriff may declare the deposit forfeited and resell the premises.  In such event, the defaulting purchaser will be liable for payment of all costs and expenses of both sales.  The forfeited deposit, less expenses, shall be credited toward the judgment after final ratification by the Court.

            The sale shall not be final until ratification by the Court.
