The live auction will begin at the time stated above, with on-site registration and deposit verification beginning at 1:00 P.M. Pre-registration is available online. LOCATION:
4376 Norrisville Road is located in the White Hall area of northwestern Harford County, about one mile east of the Baltimore County line. The area is largely rural, made up of large farms, small subdivisions and intermittent service and retail businesses located along major roads. The community has a rich history, including the site of the Black Horse Tavern across the street from the property, which is stated to have hosted George Washington prior to the start of the American Revolutionary War. Nearby properties include farms, farm markets, a golf facility, contracting business, automotive business and residential homes. The site has good exposure, with 9,585 cars per day (AADT) passing the site along Norrisville Road, and another 2,150 along Troyer Road. The mixed zoning, convenient location and variety of surrounding property uses make the site ideal for an array of different types of users and investors.

ZONING:
B2 – Community Business District & AG – Agriculture

The corner of Troyer Road and Norrisville Road, comprising approximately 1.4± acres, is zoned B2. According to the Harford County Zoning Department, this district “is intended to provide a wider range and scale of retail, business and service uses than are permitted in the B1 District, and is oriented to serve several neighborhoods. The intensity of development as well as the concentration of vehicular traffic is greater than the B1 District.” A very large variety of commercial and industrial uses are permissible within this district.

The balance of approximately 2.17± acres is zoned AG. According to Harford County, the “purpose of this district is to provide for continued farming activities, conserve agricultural land, and reaffirm agricultural uses, activities and operations within the agricultural zoned areas. Deposit funds shall be held by A. J. Billig & Co., LLC. Balance to be paid in cash at settlement, which shall take place within 45 days. If payment of the deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the Purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of contract to date of settlement. All adjustments, including taxes, ground rent and all other public charges and assessments payable on a monthly or annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of contract and assumed thereafter by the Purchaser. The property will be sold in “AS IS” condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any.
