GENERAL INFORMATION:
After decades of ownership, the seller is retiring and has instructed A.J. Billig Real Estate | Auctioneers and MacKenzie Commercial Real Estate Services to bring 15401 Old Columbia Pike in Burtonsville, Maryland to auction. This flex industrial property was previously operated as a commercial printing house and offers a strong opportunity for value-add improvement or comprehensive redevelopment for a buyer with vision. Situated in the heart of Burtonsville, less than one-half mile west of Columbia Pike (US-29), the property location offers strong exposure and proximity for both business owners and investors. Don’t miss your chance to acquire this asset at a price set entirely by the market — bidding starts October 20th.
LOCATION:
15401 Old Columbia Pike sits in Burtonsville in eastern Montgomery County, Maryland, at the crossroads of US Route 29 (Columbia Pike) and MD Route 198 (Old Columbia Pike/Spencerville Road). The location gives the property immediate access to two of the region’s busiest commuter corridors, with Route 29 running north-south between Silver Spring/Washington, D.C. and Columbia/Baltimore, and MD 198 connecting east to Laurel and I-95. Just to the south, the Intercounty Connector (ICC/MD 200) provides a high-speed link west to Gaithersburg, I-270, and the I-270 technology corridor, putting downtown D.C., Baltimore and Fort Meade/NSA all within easy reach.
For a buyer looking to relocate or expand a business, Burtonsville offers proximity to some of the most concentrated federal, defense, and technology employment in the country, backed by a well-educated regional workforce. Economic development support comes from the Montgomery County Economic Development Corporation and the Maryland Department of Commerce, both of which actively target IT, cybersecurity, healthcare, and life sciences companies drawn to the area’s location near major research institutions and hospitals. For an investor, the property’s flex/warehouse classification — roughly 32,845 square feet with approximately 4,000 square feet of updated office space, a wet sprinkler system, and heavy 3,700-amp three-phase power — offers built-in versatility, appealing to a wide range of potential tenants.
For a buyer considering redevelopment or repositioning, the site benefits from its place within the broader Burtonsville Crossroads Neighborhood Plan, a county-backed effort to revitalize the US 29/MD 198 corridor with mixed-use development, improved pedestrian connectivity, and transit investment — including the Flash bus rapid transit line, Maryland’s first BRT system, which now serves Burtonsville’s Park & Ride station with direct ramps to US 29. Nearby retail anchors such as Burtonsville Crossing and Burtonsville Town Square, home to Giant Food and Sprouts Farmers Market, add further support to the immediate trade area. Taken together, the fundamentals here — dual highway access, a short run to the ICC and I-95, proximity to federal and technology employment centers, and an active county redevelopment push — support long-term value whether the buyer’s plan is to occupy, hold, or reposition the asset. In short, 15401 Old Columbia Pike offers a well-connected flex/industrial property in a Montgomery County submarket with real momentum behind it.
