Deposit funds shall be held by A. J. Billig & Co., LLC. Balance to be paid in cash at settlement, which shall take place within 45 days. The settlement period stated herein may be extended for up to 60 days automatically by Seller if good and marketable title cannot be conveyed within the original 45 days provided by the Contract.
