**Agents/Brokers must be present at the on-site auction or available by phone in conjunction with an online or simulcast auction. For online and simulcast auctions, the Agent/Broker must be available by phone for one hour immediately following the conclusion of the auction, and should be available by phone, email or text message at least one hour prior to the auction. Agents/Brokers who are unavailable during the above stated periods of time hereby authorize A.J. Billig & Company, their employees, agents, successors and assigns to contact the purchaser directly to complete the contract of sale, obtain information related to the contract of sale, facilitate deposit requirements and any other ministerial acts directly related to the transaction.
TERMS: The sellers will pay any licensed MD real estate broker, in cooperation with A. J. Billig & Company, the exclusive listing agent, one percent (1%) on the highest bid (not including any buyer’s premium), if accepted, of the above-captioned property, if purchased by their registered client. Participating brokers (either directly or through their duly licensed and authorized sales agent) must make the initial contact with the auctioneers on behalf of their client and enroll their potential purchaser with A. J. Billig & Company prior to 12-12-2024 11:00 AM. Proof of licensure will be required. The cooperation fee will be paid by the seller upon settlement by the purchaser. No broker will be recognized as representing a principal who has been in direct contact with A. J. Billig & Company, nor will any commission be paid by the seller to any broker who is a partner, stockholder or principal of the entity purchasing the property.
